Investing in Doors for Your Foreclosure or Flip House

double modern doors

If you have recently taken advantage of a great deal on a foreclosure that you had been waiting on or a flip house to make extra income, it’s time to invest some money to spruce it up. Whether you’re looking to rent or sell, you’ll have to fix it up, and fast. The doors are a great place to start.

Entry doors can certainly give any home a face lift quickly, for a smart return on your investment. In addition, a new front door can increase energy efficiency, security and safety, as well as provide long-lasting functionality. Seasoned home investors, real estate agents and industry veterans agree that entry doors should be the primary focus when considering which upgrades to perform as part of a flip or remodel.

It’s wise to start with the outside of the home and work your way inside. That’s because, if your primary motivation is to sell the home, you need to boost your curb appeal quick. The front door is nothing you want to skimp on, because it not only has to look good but function over the long haul and resist the elements.

The front door is also the first thing that people see upon pulling up to the curb and walking up to the home. While the average cost of an exterior door replacement is just under $1000 (actual cost will vary by material), new front doors have a high ROI of 74.9%, according to Home Advisor. On top of that, high-quality steel doors, for example, will prevent leaks and increase the insulation of the home. Decorative flourishes like transom windows and sidelights add to the project cost, but also to the curb appeal factor.

For example, replacing a basic or “builder grade” entry door with a decorative glass fiberglass or custom wood entry door increases the value of the home between four and six percent.

By the same token, if you have unattractive or outdated patio or sliding glass doors that don’t slide well, you can increase the home’s value, energy efficiency, safety and function by replacing them with new energy efficient Fiberglass doors, for instance. You can also add features such as windows with internal blinds or low E glass to reduce heating and cooling expenses.

One of the top complaints of homeowners buying houses at foreclosures or for flips is that the doors either do not function well, or are drafty or ugly. There are many things you can do to improve a home but the doors are one of the best investments you can make because you can enjoy the benefits right away.
